Choosing an office, shop, warehouse or other commercial space involves more than comparing monthly rent. The location and lease terms can influence costs, customer access and the ability to expand.

CHECK THE TOTAL OCCUPANCY COST

Ask about deposits, maintenance charges, common-area costs, utilities, parking, taxes and increases in rent. Estimate fit-out and relocation costs, including the time the business may be unable to operate during the move.

REVIEW THE LEASE TERMS

Understand the lease duration, renewal rights, rent escalation, notice period, permitted use, repair responsibilities and conditions for early termination. Clarify how the deposit will be handled at the end of the lease.

VERIFY PERMISSIONS AND DOCUMENTS

Confirm that the premises can legally be used for your intended business. Depending on the property, review ownership authority, building approvals, fire-safety requirements and relevant local permissions.

PLAN FOR THE BUSINESS YOU MAY BECOME

Consider whether the space can accommodate additional staff, equipment or inventory. Check access for customers and deliveries, internet availability and practical transport links.

NEGOTIATE BEFORE COMMITTING

Where possible, document fit-out permissions, repair obligations, handover condition and any agreed incentives in the lease. A qualified local lawyer can help assess important terms.

A slightly lower rent may not be the best deal if the location, restrictions or operating costs make it harder to run the business.
