Finding a property within your budget is an important first step, but the amount you need to own it comfortably can be considerably higher than the advertised price.

BUILD A COMPLETE BUDGET

Include the down payment, stamp duty, registration charges, applicable taxes, legal review, loan processing charges, moving costs and any immediate repairs or furnishing. Charges vary by location and transaction, so verify the current amounts before committing.

CHECK THE LOAN AFFORDABILITY

Estimate the monthly instalment alongside existing debt, household expenses and savings goals. Test whether the payment remains manageable if interest rates, income or other expenses change.

VERIFY THE PROPERTY DOCUMENTS

Depending on the property, due diligence may include ownership and title records, encumbrances, approvals, sanctioned plans, occupancy documents and outstanding dues. A qualified property lawyer can help review the documents.

For relevant projects, verify registration and disclosures through the appropriate state RERA authority. Do not rely only on brochures or verbal assurances.

THINK ABOUT THE YEARS AFTER PURCHASE

Maintenance, repairs, property taxes, insurance and society charges can add up. If you expect to rent out the property, account for vacancy, upkeep and periods without rental income.

A property should fit your financial life as well as your lifestyle. Take time to check the numbers and documents before making a commitment.
